HomeWord

Privacy

HomeWord runs SMS lines on real estate for-sale boards for Melbourne agencies. This is what happens to your details when you text one.

What we keep

Why

To answer your question from the listing, and to pass your enquiry to the agency that listed the property so an agent can follow up.

Who sees it

The agency that listed the property you asked about, and HomeWord. We don't sell your details, and we don't pass them to other agencies or to property portals.

Three services help us run the line: Mobile Message carries the texts, AI services (Groq, with Anthropic as a backup) write the replies from your message and the listing's details, and Cloudflare stores the data. They handle it to provide the service, under their commercial terms. A fourth, Microburbs, is used only when you text an address that isn't one of our listings, and is sent the address alone.

If you text about your own home

We keep the address, whether you told us it's yours, what you paid and when (only if you tell us, to work out the estimate), and what you said you're thinking of doing.

To answer, we send the address, and nothing else about you, to Microburbs, a property data company. What it holds for that address (an estimate, the last sale, or recent sales nearby) comes back in our reply with its name on it, and is kept for a week so the same address isn't looked up twice. Where Microburbs has nothing, the figures are the Valuer-General Victoria's published suburb medians and Homes Victoria's published rents. None of these, nor the rough range worked out from what you paid, is a valuation of your home.

If you say yes to an appraisal, we pass your name and number to one local agency so an agent can contact you about it. If you don't say yes, we don't pass them on.

How long

Stop, see, or delete

Reply STOP at any time and the line will not text you again. To see, correct or delete what we hold about you, email hello@homeword.au from your details or with your mobile number.

Agencies

The buyers who enquire about your homes are yours. We hold their details only to run the line for you, and delete them when you ask.
